The first floor is reached by a robust granite internal staircase. On this floor are a kitchen, a living room, a bathroom, three bedrooms and 3 smaller extra rooms. Also, the attic is reached via a fixed staircase. Part of the attic has headroom. The house is in reasonably good condition for its age but does not meet today’s housing requirements.

Behind and next to the house is a private garden with a ruin of a house for habitation with 66 m², built with imposing granite stones. The garden has enough space to build a swimming pool, for example, and to create a special atmosphere in combination with the ruins. It is also an option to turn the ruin into a guest house. The garden has a registered area of 274 m². It is overgrown, but a large fig and lemon tree still grow there.

Where is it?
The house is located in the village of Espadanal. The accessibility is good via a paved road. Espadanal has no amenities but the adjoining village of Lageosa has two cafes. Tábua is 4 km away. Tábua is a small provincial town where all major facilities are available, such as restaurants, shops, supermarkets, post office, banks, medical practice, schools, library, bus station and weekly market. The larger city of Coimbra is about 50 km away.
